If It’s Stuck to the Slab, It Comes Off
Every defit and internal demolition ends the same way: the fit-out is gone, the bins are full, and the slab is covered in whatever held the old floor down. Agents and landlords write “returned to bare slab” into the make-good for a reason — and it is the line most contractors leave for someone else. Diamond grinding with tooling matched to the coating takes glue, screed, epoxy and membranes back to clean, sound concrete in one visit.
We have been doing the hand-scale version of this on our strip-outs since day one — tile beds, adhesive, wall render. The trailer rig scales the same work to whole floors.

Priced Per Square Metre, Fixed in Writing
The rate depends on three things: what the coating is, how many square metres, and access. Glue comes off faster than failed epoxy; one big open floor grinds cheaper per metre than five small rooms. Send photos and the floor size and you get a written fixed price before we start — small jobs carry a minimum call-out, large floors are quoted by rate. No hourly open-enders.

Strip-Out, Demolition and the Slab — One Contractor
The cheapest time to grind a floor is while the strip-out crew and the bins are already there. If the job starts with a defit, an internal demolition or asbestos flooring, we scope the slab into the same contract and hand back one finished floor instead of two half-finished trades.

What can you grind off a concrete floor?
Carpet and vinyl glue, tile adhesive and screed beds, epoxy coatings, paint and line marking, curing compounds, waterproofing membranes, old levelling compound, and high spots or trip hazards. If it is stuck to the slab, diamond grinding with the right tooling takes it back to clean concrete.
The old black glue — could it be asbestos?
In pre-1990 buildings, sometimes yes. Black floor mastic under old vinyl and parquetry can contain asbestos — and grinding asbestos mastic is illegal without a Class A licence, because the machine turns a bonded product friable. This is where HazWreck is different from every grinding outfit in Sydney: we hold a SafeWork NSW Class B asbestos licence, we test suspect adhesive BEFORE any machine touches the floor, and if it comes back positive we switch to the licensed removal method instead of grinding. Anyone who offers to grind old black glue without testing it first is gambling with your building and their licence.
Do you need power on site?
No — and that is unusual for this class of machine. Our grinding rig is trailer-mounted with its own generator running the grinder and the industrial extraction, so we work on slabs where the power has already been abolished, in buildings mid-refurbishment, and on domestic jobs without three-phase. If the site has power, we can use it; we just never depend on it.
What about silica dust?
Concrete grinding generates crystalline silica dust, and NSW WHS rules treat it seriously — so do we. The grinding heads are shrouded and coupled straight to industrial dust extraction, edges are detailed with extraction on the hand tools, and every job runs under a SWMS covering silica controls. Managing hazardous dust is literally our trade — it is the same discipline we bring to licensed asbestos work.
Is this the same as polished concrete?
No. Grinding is preparation — removing coatings and adhesives and leaving a clean, flat, open surface for whatever comes next: new flooring, epoxy, levelling or sealing. Decorative polished concrete is a multi-stage finishing trade. We will tell you straight which one your job needs, and if it is a designer polish, we prepare the floor and say so rather than pretend.

Yes — that is the point. HazWreck does the strip-out or internal demolition and the floor in one scope, so the slab is ground while the crew and the bins are still on site. If another contractor did the strip-out, we come in behind them; either way the make-good does not stall waiting for a second trade.
Do you do house garages and small jobs?
Yes. Garages, single shops and rooms are priced from photos with a fixed price and usually done in a day or less. Because the rig powers itself, a garage with one power point is not a problem.
