So we plan the clearance backwards from your date: loads sequenced around lifts and docks, after-hours where the building needs it, and the space handed back swept, photographed and documented.

If the job grows past rubbish — partitions down, joinery out, make-good back to base building — the same crew carries it as a strip-out & defit scope, quoted to the job. Straight furniture-and-desks loads are our office clean-out lane, run after hours so trading floors never notice.

Tenancy rubbish and furniture loads price off the published grid — fixed lump sums, inc GST, and our full truck is a genuine 10 m³. Defit, make-good and larger commercial clearances are quoted to the job from photos or a site walk, fixed in writing before we start.

All prices include GST and assume household contents up to one tonne. Heavier loads are charged at $495 per tonne (inc GST) on the excess, evidenced by weighbridge docket. Asbestos, strip-out, defit and make-good are quoted to the job.

Old Tenancies Hide Old Materials

Sydney’s older shops and offices were lined, partitioned and patched across decades — and some of that fabric is asbestos-cement. When a general rubbish crew finds it, your handback stops while someone sources a licensed removalist and waits out the notification period.

Can you clear a tenancy by the lease-end date?

That’s the job. Tell us the date the lease ends or the final inspection is booked and we work backwards from it — including after-hours and weekend loads where the building or the neighbours require it. Most straightforward clearances start the same week you call.

Do you remove abandoned goods left by a tenant?

Yes — once your agency has run its uncollected-goods process and you’re cleared to dispose, we do the physical part: everything photographed, removed, sorted for donation and recycling, and documented with disposal dockets, so the file shows exactly what left and where it went.

What paperwork do you provide for the bond or the landlord?

A written fixed price before we start, before-and-after photos, disposal dockets for every load and a tax invoice. For managed and commercial buildings we’re CM3 prequalified, so there’s no separate WHS onboarding to run before we can attend.

The rubbish is one thing — the fitout has to go too. Can you do both?

Yes, and that’s the point of using us: the clearance and the defit are one contractor. Partitions, joinery, flooring and make-good back to base building are quoted as their own scope — see our commercial strip-out and defit page — and the same crew carries the job through.

What if the old fitout or store room turns out to have asbestos in it?

Older shops, offices and back-of-house areas hide fibro more often than people expect — lining boards, old partitions, eaves on the loading dock. We hold a SafeWork NSW Class B asbestos licence (AD214755), so the job doesn’t stop dead: it’s removed under licence with the notification, independent clearance and EPA dockets handled. No second contractor, no restart.
