Asbestos & Demolition — Why One Licensed Contractor Matters

Most Sydney homes built before the late 1980s contain bonded (non-friable) asbestos — in roof sheeting, eaves, wall cladding, fences and wet-area linings. Disturbing it during a demolition without the right licence is illegal and dangerous.

Waste, Disposal & Documentation

Demolition generates a lot of waste, and where it ends up matters — for the environment, for council, and for you. We sort and remove all demolition debris and dispose of it responsibly at EPA-approved facilities, recycling brick, concrete, metal and timber where we can.

You’re handed a clear paper trail: a fixed, itemised quote up front, progress and completion photos, disposal records, and — where asbestos was involved — disposal dockets that prove the job was done lawfully. It’s the documentation councils, insurers and future buyers want to see.

What’s Involved in a Sydney House Demolition

Bringing a house down safely is far more than swinging a machine at it. Every HazWreck demolition starts with a site assessment and a plan: how we’ll access the site, where the machine and trucks sit, and how we protect the neighbours, the street and anything that stays.

Before a structure comes down, the services have to be made safe — power, water, gas and telecommunications disconnected or capped by the relevant authorities. Most demolitions also need development approval (a DA or a Complying Development Certificate) and neighbour notification before work can start; we’ll tell you exactly what your job needs and work in with your certifier or builder.

On the day, we isolate the work zone, control dust, protect adjoining fences and buildings, and bring the structure down in a controlled sequence. Older homes are checked for bonded asbestos first — if it’s there, we remove it under our Class B licence before the demolition proceeds, so there’s no stop-work and no second contractor.

Internal & Partial Demolition — Stripping Back Before a Renovation

Not every job is a knockdown. A large share of the internal demolition we do in Sydney is the first week of a renovation: taking a kitchen or bathroom back to the frame, removing a non-structural wall to open up a living area, pulling down a ceiling, lifting tiles and floor coverings, or stripping a rear addition so the builder starts from a clean shell. We remove exactly what the plans call for and protect everything that stays — floors, windows, and the rooms you are still living in.

Internal work is also where asbestos most often turns up in a Sydney home: fibro wall and ceiling sheeting in wet areas, vinyl floor tiles and their backing, eaves linings, and the sheeting behind an old kitchen. Because we hold a Class B licence, bonded asbestos found during an internal strip-back is removed under the same contract, with disposal dockets and a clearance inspection where one is required — so the renovation keeps moving instead of stopping for a second contractor.

Where a wall is load-bearing, it comes out to an engineer’s design with temporary propping in place, not on a guess — and we will tell you plainly which walls are structural before any quote is final.
