Clearing an older Sydney home means finding what the decades left behind — and government guidance puts asbestos in around one in three Australian homes. A general rubbish crew has to down tools right there. We hold a SafeWork NSW Class B asbestos licence (AD214755), so the sheets behind the shed or the offcuts under the house are removed under licence in the same job — SafeWork notified, independent clearance coordinated, EPA dockets supplied.

What does a house clearance cost in Sydney?
A standard house clearance is $3,520 inc GST, contents out and the home left broom-clean; a unit or studio is $1,760. Those prices assume household contents up to a tonne per load — genuinely heavy loads add $495 per tonne on the excess, shown on the weighbridge docket, and we tell you before we load.
What if we don’t need the whole house cleared?
Partial clearances price off the truck grid: from $495 inc GST for a small load up to $1,045 for a genuine 10 m³ full truck. One room, the garage, or everything the family didn’t take — you point, we load. The full grid is published on our rubbish removal page.
How long does it take?
A unit is usually cleared in a day; a standard house in one to two. You get the timing in writing with the fixed price, and the same crew sees it through to broom-clean.
Do we need to be there?
No — most of our clearances run on keys from an agent, a family member or a lockbox. We photograph before and after, confirm anything questionable by phone rather than guessing, and hand the keys back with the property.
What happens to keepsakes and things the family wants?
They’re dealt with first, not last. Anything you flag stays exactly where you said or is boxed and set aside — keepsakes, documents, photos, the things that matter. Of the rest, furniture and whitegoods with life left in them are donated where possible and materials go to recycling before anything sees landfill.
The house is older — what if there’s fibro or asbestos in the shed?
Government guidance puts asbestos in around one in three Australian homes, and it turns up in clearances constantly — fence sheets, old linings, offcuts under the house. We hold a SafeWork NSW Class B asbestos licence (AD214755), so it’s removed under licence as part of the same job, with the notification, independent clearance and EPA dockets handled. No second contractor.
Is this the same as a deceased estate clearance?
The truck work is similar; the situation isn’t. Estates are their own service — priced from a visit, handled with written authority on anything of value, and run at the family’s pace. House and unit clearance is not a licensed trade in NSW; asbestos removal is. Any asbestos found during a clearance is removed under SafeWork NSW Class B licence AD214755 with EPA disposal dockets, and friable (Class A) material is referred to the correct licensed path.
