Know the Line Before the Lease Does
A clean-out clears what’s loose — furniture, files, IT, rubbish. A defit removes the fitout itself — partitions, ceilings, flooring, services — to satisfy a make-good clause. Quote the wrong one and the lease catches you at handover.
We do both, so you don’t have to guess: tell us what the lease says and we’ll scope it honestly. If the fitout has to go too, the same crew runs the strip-out and make-good straight after the clean-out — one contractor, one programme, and any bonded asbestos handled under our Class B licence on the way through.

Can you work after hours or on weekends?
Yes — most office clean-outs run in the evening or on a weekend so the building and your neighbours never notice. We coordinate access, lifts and the loading dock with building management, and we’re CM3 prequalified, which most managed buildings accept without a separate WHS onboarding.
What happens to the furniture?
It doesn’t all go to the tip. Desks, chairs, boardroom tables and whitegoods with life left in them are donated where possible, e-waste goes to proper recycling, and only what’s spent goes to a licensed facility — with dockets for the lot, and a line for the sustainability section of your handover report.
Is this the same as a defit or make-good?
No, and the line matters for your lease. A clean-out clears the contents: furniture, files, IT, rubbish. A defit removes the fitout itself — partitions, ceilings, flooring, services — to meet a make-good clause. Can you clear archived files and documents?
Yes — boxed archives and old files are carted with the rest. If anything needs certified destruction rather than standard disposal, tell us when we quote and we’ll flag it in the scope so it’s handled the right way.
How fast can an office be cleared?
Most single-tenancy offices are one truck load and one visit. Bigger floors are staged over an evening or a weekend. You’ll get the honest answer with the fixed price — and if you’re against a lease deadline, say so and we’ll work to it.
What if there’s asbestos or mould in the tenancy?
Then you’ve accidentally called the right people. HazWreck is a licensed asbestos contractor (SafeWork NSW Class B, AD214755) and insured for mould work, so a clean-out that uncovers fibro walls or a mouldy storeroom doesn’t need a second contractor — the same crew keeps going under the right licence.
