Our Strip-Out & Defit Process, Step by Step

Every commercial strip-out runs to a programme, and ours starts before we’re on site. We walk the space, confirm scope against your lease schedule or fitout plan, flag any asbestos or services risk, and give you a named, itemised quote you can actually read.

On site, we isolate and protect what stays — base building, lifts, common areas, live tenancies next door — set up containment and waste streams, and strip in a planned sequence: loose fit and joinery first, then services, ceilings, partitions and flooring back to base building. Bonded asbestos, where present, is removed under our Class B licence as we go.

We finish with a clean sweep, remove every bin and bundle, and hand back a clear shell with disposal dockets and — where asbestos was involved — clearance documentation. Ready for the next trade, the incoming tenant, or the handover inspection.

Strip-Out vs Defit vs Make-Good — What’s the Difference?

The terms get used interchangeably, but they mean slightly different things. A strip-out clears a commercial space back to base building — fitout, fixtures, services and finishes removed. A defit is the same work driven by a lease ending: removing the outgoing tenant’s fitout. A make-good is meeting the specific reinstatement obligations in your lease — which might be a full defit back to base, or returning the space to an agreed condition. We read your lease schedule, tell you plainly which one you actually need, and quote to that — not to whatever’s easiest to bill.

Commercial Internal Demolition & Soft Strip

Most of what a commercial strip-out actually involves is internal demolition: the non-structural removal of everything a tenant or a previous fitout added to a base building. On a typical HazWreck programme that means partition walls and glazing, suspended ceilings and grid, floor coverings and adhesives, joinery and built-in furniture, kitchenettes and amenities, and the services strip — redundant cabling, ducting, pipework and fixtures — back to the slab, the soffit and the base-building services. The space is handed back as a clean shell, with the structure, fire services and base-building services untouched and documented.

Commercial work is rarely done in an empty building, so the programme is built around the people still in it. We stage work around trading hours and tenants, run overnight and weekend shifts where a centre or an occupied floor cannot close, coordinate access, lifts, loading docks and waste windows with building management, and protect common areas and the live tenancies next door. Our World Gym Penrith programme ran six consecutive nights inside a trading gym; the Westfield Miranda tenancy was stripped to base building in a single overnight shift before the centre reopened. Where a live-building protocol is needed, we bring one rather than improvise it.

Older commercial buildings hide bonded asbestos behind the fitout — wall sheeting, vinyl and its backing, switchboard backing boards, fire doors. Because we hold a SafeWork NSW Class B licence (AD214755), bonded, non-friable material is removed under the same contract: we lodge the SafeWork NSW Form 65 notification (five calendar days’ notice for Class B work), dispose of it at an EPA-licensed facility with dockets supplied, and arrange the asbestos clearance certificate on completion. One contractor for the demolition, the asbestos and the paperwork, rather than three. If friable material is found, we stop and advise the correct licensed path — we do not work outside our Class B licence.

We are CM3 prequalified (ID 97024, valid to 1 June 2027) — the contractor WHS prequalification that principal contractors, government agencies and major asset owners require before a subcontractor is engaged — so SWMS, inductions and insurances are in order before we are on site. And we do not publish a “from $X” for commercial internal demolition, because there is no honest one: the price depends on floor area, fitout density, after-hours staging, waste streams and whether asbestos is present. Every commercial job is scope-priced after a site inspection and quoted as a fixed, itemised scope you can read.

Asbestos Inside Commercial Fitouts

Commercial and industrial buildings hide bonded asbestos in places people don’t expect — wall sheeting and partitions, vinyl floor tiles and their backing, eaves, switchboards and electrical backing boards, and fire doors. In an older building it’s common to uncover it once the fitout starts coming out.

Most strip-out crews have to stop and bring in a separate licensed removalist, which costs time and money. HazWreck holds a SafeWork NSW Class B asbestos licence (AD214755), so we remove bonded ACM as part of the same job and keep going — see our asbestos removal page for how that’s handled. Friable material is Class A; if we find it, we stop, advise you and arrange the correct licensed path.

Waste Streaming & EPA-Licensed Disposal

A commercial strip-out generates serious volume, and how it’s handled affects your cost, your programme and your compliance. We stream waste on site — recycling metal, timber and clean fill where we can, and disposing of general and regulated waste at EPA-licensed facilities. Asbestos waste is double-wrapped, labelled, tracked and disposed of lawfully, with dockets supplied on completion. You get a clean site and a documented paper trail.

Working Around Your Trade, Lease Deadline & Building Management

Commercial work rarely happens in an empty building. We work around trading hours where needed — including overnight and weekends — to avoid disrupting your business, your members or neighbouring tenancies. We coordinate with building management on access, loading docks, lifts and out-of-hours protocols, and we keep to your lease deadline. We also handle demolition under the same roof when a strip-out turns structural, and concrete grinding when the make-good says “back to bare slab” — the glue and coatings ground off while the crew and bins are still on site.
