Cleaning vs remediation
When a Cleaner Isn’t Enough
Surface treatment works when the moisture source is fixed and the material is sound. When mould has gone through plasterboard, under vinyl or laminate, into subfloor timber or behind fibro sheeting, the material has to come out — and in Sydney’s pre-1990 housing stock, what’s behind it is often asbestos. That is a licensed removal job, a Form 65 notification and a clearance certificate, not a spray.
The most common call we get is the house where the ventilation has already been fixed and the mould still comes back. Read the Dural job: new fans, new subfloor vents, same mould — the moisture meter found the water coming from above, and that changed the whole treatment.
Water-damage strip-out
Burst pipes, wastewater, storm ingress. We remove the affected linings and flooring, bag and dispose, and leave it dry and ready for the builder.

The Half of the Job a Cleaner Can’t Do
Most mould companies treat surfaces. When the job is a wastewater leak into a basement, a burst hot-water system above a laminate floor, or a tenancy turnaround in a 1970s block, the work is strip-out and disposal first and treatment second — and it has to be documented in a way a committee, a site manager or an assessor can act on.
HazWreck is a licensed demolition and asbestos contractor that remediates, not a cleaner that sometimes removes a sheet. If you already have a restoration company drying the building, we do the strip-out half and hand back to them.

What’s the difference between mould cleaning and mould remediation?
Cleaning treats a sound surface — paint, tiles, a ceiling that got damp once. Remediation is what you need when mould has gone into the material: plasterboard, underlay, subfloor timber, the back of fibro sheeting. That material has to come out, the area has to be contained while it does, and the space has to be cleared afterwards. HazWreck does the second kind, and will tell you straight if you only need the first.
Is mould removal a licensed trade in NSW?
No — anyone can offer mould cleaning, which is why quality varies so much. Asbestos removal is licensed. In Sydney’s pre-1990 housing, what sits behind a mouldy bathroom wall or under old vinyl is often asbestos, and at that point the job becomes a licensed one. HazWreck holds SafeWork NSW Class B licence AD214755, so the same crew can keep going.
What happens if you find asbestos during the job?
We stop, confirm the material, lodge the Form 65 notification with SafeWork NSW where required, and remove it under our Class B licence. You don’t need a second contractor, and the asbestos clearance certificate is issued by an independent licensed assessor.
Will my insurer cover mould remediation?
Often, when the cause is a sudden event — a burst pipe, storm ingress, a wastewater leak. Gradual damp and long-term neglect are usually excluded. We write the scope, photos and moisture readings in the format assessors expect, and we recommend checking with your insurer before work starts.
Do you do air testing or clearance?
We arrange independent hygienists for air and surface sampling before and after remediation, so the clearance is not marked by the people who did the work. For asbestos, the clearance certificate comes from an independent licensed assessor.
How much does mould remediation cost in Sydney?
Surface treatment of a single room is usually $700–$1,500 and is priced from your photos. Jobs where lining or flooring has to come out are scope-priced after a site assessment and commonly run $3,000–$15,000 depending on how much material is affected. You get a written fixed price before we start.
Can I just clean it myself?
On a sound, dry surface, yes. If it comes back within weeks, the moisture source or the material itself is the problem, and cleaning it again won’t fix it. That’s the point to get it assessed.
