Super Six: The Asbestos Roof on Half of Sydney’s Older Sheds and Garages

If you own a shed, garage, carport or farm building in Sydney that went up before the late 1980s and it has a corrugated grey roof, there is a fair chance you own some Super Six. It was the standard asbestos-cement roof sheet for decades: deep corrugations, a dull grey finish that goes mottled with lichen, and a lifetime of paint that never quite hides the profile.

Super Six is bonded asbestos — the fibres are locked into cement — which is why it is a Class B licensed removal rather than the far more restrictive Class A. Left alone, weathered and intact, it is not an emergency. Broken, drilled, pressure-washed or pulled down by someone who does not know what it is, it becomes one.

This shed in Dural had it across the entire roof, with a run of matching asbestos-cement eaves underneath. The timber frame and cladding beneath were sound enough, but the owner did not want a re-roof. They wanted the shed gone.

One Structure, Two Waste Streams, One Contractor

This is the job where splitting the scope costs people money. A demolition contractor without an asbestos licence cannot start until the roof is gone. An asbestos removalist who only does asbestos takes the roof and leaves you a roofless shed and a second search for a demolisher — who then has to establish their own site, bring their own machine and charge their own mobilisation.

We measured the shed on the inspection visit in January with a 3D scan rather than a tape — close to fifteen metres along the long side — which is what let the quote be fixed rather than “from”. The owner took their time deciding, gave us the go-ahead in July, and the job went into the diary for the last week of the month.

Form 65, Then the Tape

Licensed removal of bonded asbestos over ten square metres has to be notified to SafeWork NSW at least five calendar days before it starts — the Form 65. A roof this size is well past that threshold, so the notification went in once the job was confirmed and the start date was set from it.

Day one began the way every licensed removal begins: an asbestos work area. Warning tape across the fence line, signage, the crew in PPE and respirators, and nobody inside the zone who was not part of the removal. On a semi-rural block with a paddock next door this is easy to treat casually. We do not, because the tape is what keeps a neighbour, a dog or a curious owner from walking through the one part of the job where airborne fibre is possible.

Asbestos Roof Removal: Sheets Off Whole, Wet, Never Broken

The method for Super Six is the same whether it is a fifteen-metre shed or a 705m² commercial roof: wet the sheet down, take the fixings out, lift each sheet off whole and lower it — never snapped, never slid, never dropped into a skip. A sheet that stays in one piece releases almost nothing. A sheet that breaks releases the fibre the whole method exists to contain.

By midday the roof was bare rafters. The eaves came off the same way. Every sheet was wrapped in heavy plastic, labelled and stacked for the truck, and the roof cavity and the ground beneath were cleaned down before the area was opened up again.

Disposing of Asbestos Roof Sheets: Wrapped, Weighed, Docketed

Asbestos roof sheets do not go in the demolition skip, and they do not go to the tip you take green waste to. They travel wrapped and sealed, to a facility licensed by the NSW EPA to accept asbestos, where the load is weighed and a docket is issued. That docket — which we keep on file against the job and hand to the owner — is the proof that the material was disposed of lawfully, and it is the document a future buyer, a council or an insurer will ask for.

The Dural load went to the facility the same afternoon the roof came off. The asbestos scope was closed out — sheets gone, area cleaned, docket in hand — before any machine came near the frame. Roof First, Then the Excavator: Asbestos Shed Demolition Under One Contract

Day two was demolition. With the asbestos off site, the timber frame, cladding, posts and internal fit-out came down mechanically — an excavator and a truck, the structure taken apart in a controlled sequence rather than pushed over — and the timber was sorted and loaded as general demolition waste. That is a different truck, a different facility and a different docket from the asbestos, which is exactly how it should be.

This is the part of the job a lot of people do not realise needs the same care. A shed with an asbestos roof also tends to have asbestos fragments in the roof cavity, in the gutters and on the ground around the drip line from decades of weathering. The crew that removed the roof knows where those are. A separate demolition crew arriving a week later does not.

Footings Out, Site Cleared, Lawn Back

Day three was the part most quotes quietly leave out: the brick piers and footings. A shed demolished to ground level leaves a grid of stumps that stops a mower and ruins the paddock for anything else. Ours came out, the ground was levelled and the area was made safe and tidy. When we went back a week later to close the job out, there was grass where the shed had been and nothing to say it had ever stood there.

Lessons From This Job

1. Super Six is a licensed removal, not a demolition task. The roof comes off whole, wet and under licence before anything else happens. A demolisher who offers to “just knock it down” is offering to contaminate your block.

2. Two waste streams, two dockets. Asbestos and general demolition waste go to different facilities on different trucks. Ask for both dockets. If you only get one, something went somewhere it should not have.

3. One contractor for the roof and the shed saves a second mobilisation. And it keeps the people who know where the asbestos fragments are on site for the demolition.

4. Ask about the footings before you sign. “Demolished” and “cleared” are not the same word. Decide which one you are buying.
