Asbestos Eaves on a Fibro House in Asquith: 13 Metres, Eight Days, Cleared the Same Afternoon

The Job Every Fibro House Eventually Has

If your house was built in Sydney between the 1950s and the late 1980s and has fibro on it anywhere, there is a good chance the eaves lining, the wall sheeting and the cladding under the windows are asbestos cement. Bonded, non-friable, and — left alone and painted — not dangerous to live under.

The problem arrives with the renovation. New eaves, new windows, a deck roof, a re-clad: the first thing the builder touches is the one thing the builder is not allowed to touch. Asbestos cement has to come off under a SafeWork NSW licence before the carpentry starts, and it has to be cleared before the new work goes on.

This homeowner in Asquith had the sequence right and the clock against them. The builder was lined up to fit new eaves and windows on two sides of the house. They wanted the asbestos gone within a week.

Asbestos Eaves: What They Look Like and How to Be Sure

Asbestos-cement eaves lining is a flat, grey-white sheet a few millimetres thick, usually with rows of small drilled vent holes, under decades of paint. Older sheet sometimes shows a faint dimpled “golf ball” texture. It looks exactly like the cement sheet sold today, which is the point: you cannot tell by eye.

The rule we give every caller is simple. Pre-1990 house, original eaves, no paperwork saying otherwise — treat it as asbestos. If you want certainty before you commit to a removal, asbestos testing with NATA-accredited lab results starts from $200 and settles it in a few days. This owner did not need the test; the house, the sheet and the fixings left no real doubt, and the material was removed as non-friable asbestos under our Class B licence.

Renovating a Fibro House? Sequence the Asbestos Before the Builder

On a fibro house the order of trades is not a preference. It is the law, and it is the programme.

A builder cannot remove bonded asbestos beyond a trivial amount without a removal licence, and most will not touch any of it. If the eaves come down mid-renovation by the wrong hands, everything stops: the site is contaminated, the work has to be notified and remediated properly, and the five-day notice period starts from zero. The clean sequence is: licensed asbestos removal, independent clearance, then the builder. What we hand over is a cleared site with bare rafters and battens ready for the new lining, the sills exposed, and the window openings temporarily boarded so the house stays weathertight until the new windows arrive. That is what the builder wants to walk into, and it is what they got.

Form 65: The Five Calendar Days That Set the Start Date

“Within a week” is achievable on a job this size. What decides the date is not the crew; it is the notice.

Licensed asbestos removal in NSW has to be notified to SafeWork NSW at least five calendar days before work starts — the Form 65 notification. Calendar days, not working days, and the clock starts when the notification is lodged, which means it starts when the quote is signed.

Here the inspection was on a Thursday in late June. The quote was signed on the following Monday, 6 July, the notification went in, and the crew was on site on Tuesday 14 July — eight days from signature to handback. If you are planning a fibro renovation, the single most useful thing you can do for your programme is sign the asbestos quote early. The builder’s start date is downstream of that signature.

Removal Day: Containment, Wrapping, Dockets

Two licensed removalists, one day. The deck beneath the eaves and the side passage went under heavy-gauge plastic before a single fixing came out. The sheets were wetted down and removed whole — fixings out, sheet lowered, never broken, never dragged — because an asbestos-cement sheet that stays in one piece releases almost nothing, and one that is snapped releases a great deal. The cladding beneath the two windows came off the same way.

Each sheet was wrapped in heavy plastic and sealed on site, stacked in the side passage, then loaded onto the truck for transport to an EPA-licensed facility. Cleared and Handed Back the Same Afternoon

A removal is not finished when the last sheet is on the truck. It is finished when an independent licensed asbestos assessor has inspected the area and issued the clearance — the document that says the site is safe to reoccupy and the next trade can start. The site was cleared and handed back to the owner that day: deck clean, passage clear, window openings boarded and weathertight, rafters ready for the builder. What Asbestos Eaves Removal Costs in Sydney

A two-elevation eaves job like this one — around 13 lineal metres of lining, the cladding beneath two windows, containment, wrapping, transport, EPA-licensed disposal and the independent clearance — typically lands between $4,000 and $6,000. Quotes “per metre” vary with the height of the eaves, how the deck or garden affects access, and whether the gutter and fascia stay or go, so treat a bare per-metre figure with suspicion until someone has looked at the house.

Two things keep the number honest. First, the price should include the clearance, because without it the builder cannot start. Lessons From This Job

1. Eaves and under-window cladding are the first things a renovation disturbs. On a fibro house they are also the most common bonded asbestos. Assume it, or test it — do not guess.

2. The five-day notice sets the earliest start date. Sign early. The crew can be ready in a day. The Form 65 cannot be hurried.

3. Whole sheets, wrapped on site, is the difference between a clean job and a contaminated deck. Ask how the sheets will come down. The answer tells you who you are dealing with.

4. The clearance certificate is what lets the builder start. Make sure someone has arranged it — and make sure that someone is the removalist.
